St Albans has been identified as the top city for first-time buyers in the United Kingdom, according to a comprehensive study by Wayfair. The city achieved an outstanding score of 94.7 out of 100 based on quality of life criteria, setting it apart from other contenders. Lisburn in Northern Ireland and Stirling in Scotland follow closely, with scores of 75.7 and 72.2, respectively.
Following the Autumn Budget’s announcement regarding the reinstatement of the £300,000 Stamp Duty threshold in 2025, there has been a noticeable increase in public interest, particularly in the context of first-time home purchases. This is evidenced by a 450% surge in online searches related to ‘Stamp Duty first-time buyer’ over the preceding 90 days.
Wayfair’s First-Time Buyer Index evaluates cities on both the quality of life and the average time required to accumulate sufficient funds for a house deposit. Findings indicate that six out of the top ten cities are located in England. In particular, Coventry and Newcastle-upon-Tyne feature prominently in the top five, besides St Albans.
St Albans’ exceptional standing in health care and safety not only enhances its attractiveness but also provides buyers with confidence in their decision. Meanwhile, Lisburn is recognised for low pollution levels and cost-efficient living, despite a 34-month average period needed to save for a deposit. Stirling benefits from its central location, yielding robust scores in purchasing power and healthcare.
A spokesperson from Wayfair provided insights into the research, stating, “Buying a house can be a long yet exciting process that provides freedom to have creative reign over your new space.” This index aims to help potential buyers understand the most viable locations for entering the property market. “Once buyers have the keys to their first home, we look forward to Wayfair helping furnish and decorate their new space to make it their very own unique haven.”, they added.
Wayfair’s study highlights the growing appeal of St Albans as an ideal destination for first-time buyers in the UK, underscoring its strong quality of life metrics.
