In an exciting development for Bermondsey, Greystar Real Estate Partners is spearheading a project that promises to revitalise the former Peek Frean biscuit factory site. To bring this vision to life, Greystar has secured a substantial £600 million debt facility through a consortium of US, Chinese, and Arabian banks. Construction for the project is well underway with anticipated completion by the second half of 2027, while the first residential units are expected to be available by autumn 2025.
The redevelopment will not only add 1,624 apartments but will also incorporate vibrant retail, leisure, and office spaces, creating a comprehensive urban community. A notable feature of the development is its plan to retain elements of the original packing factory, which holds historical significance with structures like exposed concrete and 10-metre-high ceilings.
Three leading construction firms have been appointed to carry out this extensive project. McAleer & Rushe is tasked with constructing Buildings 1-5, which will include 359 residential units, and Building DE, a 20-storey tower featuring 225 units with additional office space.
John Sisk & Son will oversee Building ST, characterised by a 35-storey and a 28-storey tower, collectively housing 472 residential units. Meanwhile, McLaren Construction will be responsible for Building F, which merges the old with the new by integrating part of the former packing factory and adding six storeys of residential space on top of commercial facilities.
Mark Allnutt, executive director of Greystar, affirmed the project’s ambitions, emphasising their commitment to delivering a diverse range of housing types alongside business opportunities, thereby enhancing the local community. McAleer & Rushe, John Sisk & Son, and McLaren Construction each bring a wealth of expertise in managing and executing complex urban developments, essential for the successful completion of such a comprehensive project.
Ger Hayes, managing director of Sisk, highlighted the logistical challenges presented by the site’s proximity to the main line into London Bridge station. However, he expressed confidence in the team’s capacity to navigate these challenges effectively, drawing on their extensive experience with high-density residential and infrastructural developments.
The Bermondsey project promises a transformative urban renewal, integrating history with modern living spaces.
