The London Borough of Camden has strategically appointed Ballymore and Lateral as its joint development partners for a £500m venture aimed at transforming Camley Street. This initiative forms part of an ambitious urban regeneration plan within the King’s Cross ‘Knowledge Quarter’, aiming to create a vibrant new neighbourhood. With approximately 350 new homes and 200,000 square feet of commercial space envisioned, the project is set to elevate the area’s profile significantly.
This development involves a joint venture between Ballymore, an urban regeneration specialist, and Lateral, a noted developer in life sciences. Together, they will collaborate with Camden Council, alongside local businesses and residents, to refine and expand the project plans. The joint venture is poised to submit a formal planning application in the second half of 2025, contingent upon thorough community engagement and comprehensive project detailing.
The project will unfold in two significant phases across distinct sites. On Site B, the 3-30 Cedar Way Industrial Estate, the joint venture aims to deliver a mix of private and affordable residential units, complemented by expansive commercial facilities. Meanwhile, Camden Council is set to directly develop affordable housing units and commercial spaces on Site A, located at 120-136 Camley Street, ensuring all stakeholders benefit equitably from the area’s transformation.
Feilden Clegg Bradley Studios, commissioned as the master planner and lead architect, has developed an illustrative masterplan at a RIBA Stage 2 level. This plan served as a foundational document for selecting development partners. Moving forward, while Feilden Clegg Bradley Studios will lead the architectural efforts for Site A, Ballymore and Lateral have the prerogative to appoint another architectural firm for Site B to collaboratively finalise planning with Camden Council.
In detailing the project’s impact, John Mulryan, Managing Director of Ballymore, highlighted the transformative potential the Camley Street development represents for both Camden and greater London. He stated, “Camley Street presents significant opportunities for both the Borough of Camden and London as a whole. It’s a huge site which has immense potential, and its success will rely on effectively connecting into the Knowledge Quarter ecosystem, ensuring the benefits are accessible to all and reach far and wide.”
Rob Beacroft, Lateral’s co-founder, echoed this sentiment, emphasising the project’s embeddedness within Camden’s broader ecosystem, fostering innovation and collaboration across sectors such as healthcare and academia. Beacroft noted that this partnership will not only construct new households and science spaces but also forge sustainable paths for residents and industries alike, reinforcing Camden’s standing in the life sciences domain.
Councillor Nasrine Djemai reaffirmed the Council’s commitment to integrating community and industry expertise into the development process, stating that half of the new homes constructed will be affordable, catering to families with more spacious living needs. Djemai articulated a vision focusing on job creation and skill development within life sciences and digital industries, thereby ensuring local residents gain meaningful employment through this transformative project.
