Seddon has been appointed as the development partner for the transformation of the Manor Park Secondary School site, which ceased operation in 2010. This appointment came after a competitive tender process, involving collaboration with the Warwickshire Property & Development Group (WPDG). The partnership is now in the process of submitting a reserved matters planning application to the Nuneaton & Bedworth Borough Council. This application aims to transition the site into a residential area, with the groundwork set for 58 new homes, featuring a combination of two-, three-, and four-bedroom properties.
The redevelopment plan includes critical enabling works, such as the demolition of existing school structures and comprehensive site remediation, to prepare for the impending construction activities scheduled for the early part of the upcoming year. The project has already secured outline planning consent and earmarks seven homes within the development for affordable housing, addressing the pressing need for housing solutions in the local community.
The WPDG was established by Warwickshire County Council in 2021, with a mandate to harness development opportunities across various sites. Tony Bunney, the senior development manager of WPDG, has expressed optimism regarding the site’s potential to become a thriving new community. He highlighted that this initiative, alongside other projects like the Top Farm scheme, would significantly contribute to fulfilling the housing requirements in Nuneaton, while also promoting sustainable living standards.
The vision for the site’s transformation includes not just housing but also sustainable community development. This is evidenced by the reserved capacity within the planning for an additional phase consisting of an Extra Care scheme that can accommodate up to 65 units.
