Plans are currently underway to redevelop two prominent, though long-vacant, properties in the heart of Chester into 176 luxury apartments. Spearheading this ambitious project is Blueoak Estates, a developer acclaimed for its commitment to sustainable urban transformations. Tower House and Charterhall House, formerly functioning as office spaces for Lloyds Banking Group, are set to retain their initial 1970s architectural design while undergoing this major overhaul.
Located strategically near Chester Railway Station, these buildings are integral to the upcoming ‘Gateway’ masterplan that aims to revitalise the district. Blueoak Estates has emphasised that the redevelopment aligns with their ethos of creating a lasting, sustainable urban legacy, highlighting the careful selection of design pathways, materials, and technologies that underpin this vision.
The managing director of Blueoak Estates, Iain MacLean, has articulated a forward-thinking approach for this redevelopment, stating, “Blueoak’s ethos centres on building a sustainable legacy and this site and development illustrates this approach. …We believe that this development will help nurture and cultivate a wider urban community that is undoubtedly building in Chester.”
The project promises to embed sustainable practices down to its core, featuring EPC B rated homes equipped with modern systems such as MEV air extract and KURS, supplemented by solar panels. These innovations aim to set a new standard for environmentally conscious urban living.
In addition to residential units, the development will feature a suite of communal amenities characteristic of modern high-end living, including integrated bike storage with chargers, a rooftop garden, a cinema room, gym facilities, and dedicated workspace. According to Mr MacLean, “We’re incredibly proud of the impact we’re making on the Chester landscape…These are incredibly well-known landmark buildings that will now be given a new future and clear purpose.”
