Peabody and Crest Nicholson have announced a joint venture aimed at developing a comprehensive housing project in Brackley, Northamptonshire. The new undertaking aims to deliver 405 energy-efficient homes, catering to a wide range of tenures from affordable rent to open market sales. Integral to the development are sustainability features, including air source heat pumps and electric vehicle charging points. Additionally, the project promises abundant open spaces with three play areas and extensive green zones. Expected construction commencement is in 2025, pending planning approval.
Peabody, a significant not-for-profit housing association, and Crest Nicholson, an established volume house-builder, have formed a strategic partnership to construct new homes in Brackley, Northamptonshire. The duo intends to provide around 405 new homes on a 34-acre site located off Turweston Road. The housing scheme will offer a mix of one and two-bedroom flats as well as two, three, and four-bedroom houses. Each property will support various tenure options such as affordable rent, shared ownership, and open market homes.
Aiming for modern sustainability, each home within the development will be equipped with air source heat pumps alongside electric vehicle charging stations. These features underscore the project’s commitment to energy efficiency and environmental responsibility, aligning with contemporary housing trends and buyer expectations.
The development is designed to promote community and recreational activities through the inclusion of over seven acres of green space. This area will feature a meadow, ponds, and three distinct play areas, providing ample opportunities for residents to engage with nature and partake in outdoor activities.
The partnership between Peabody and Crest Nicholson is expected to enhance the quality and efficiency of the housing project, leveraging both organisations’ expertise. Adrian Sims, managing director of Crest Nicholson Chiltern, highlighted that the collaboration would enable the organisations to deliver a range of amenities that will benefit both residents and the broader community in the forthcoming years.
The project’s timeline indicates that a detailed planning application is anticipated to be filed later this year, with phased construction slated to begin in 2025, contingent upon planning approval. The phased approach will facilitate organised development, ensuring high standards of construction and project management are maintained throughout.
