Panattoni, a prominent figure in logistics real estate development, has unveiled plans for an ambitious £135 million project in Coventry, named Panattoni Park Coventry. This development is notable for its commitment to achieving a net zero carbon footprint, spanning a considerable 47-acre parcel of land. The site, recently acquired from L&Q Estates, has already secured outline planning consent for a substantial 600,000 square feet of logistics space.
The main feature of Panattoni Park Coventry will be its largest unit, encompassing 540,000 square feet. This is complemented by plans for two additional units measuring 40,000 square feet and 20,000 square feet respectively. Located in the renowned logistics ‘Golden Triangle’, the site boasts advantageous proximity to junction three of the M6 motorway, with further connectivity to the M1 and M69 corridors, enhancing its appeal for logistics operations.
In addition to the primary site, an adjacent eight-acre portion of land has been acquired by Taylor Wimpey, indicating a wider interest in the area’s development potential. Panattoni’s acquisition forms part of its strategic focus on speculative developments in regions where there is both a pressing shortage of logistics space and substantial opportunity for rental growth. Gregg Titley, head of development for East and West Midlands at Panattoni, emphasised the rarity of acquiring such a prime development location, highlighting the strong demand and limited supply of large logistics units exceeding 500,000 square feet.
This development aligns with Panattoni’s ongoing commitment to addressing the under-supply of warehousing space, particularly in key logistical corridors across the UK, as evidenced by their concurrent projects in Brighton, Burgess Hill, and Crawley. These efforts underscore a broader initiative to meet rising demand in the logistics sector through speculative builds.
