Logistics real estate developer Panattoni is undertaking a speculative development of a 200,000sq ft logistics park in Crawley, marking a significant expansion of its mid-box logistics drive in the South East of England. The new Panattoni Park Crawley comprises two units measuring 134,012sq ft and 65,660sq ft, capable of being combined to create a single expansive facility. Each unit is designed to achieve a BREEAM sustainability rating of Excellent and an EPC rating of A, reflecting Panattoni’s commitment to environmentally responsible development.
The Crawley development will incorporate a range of advanced sustainability measures, setting a new standard in green logistics. This includes the installation of roof-mounted solar panels, systems for rainwater harvesting, electric vehicle charging stations, and the inclusion of 15% roof lights to enhance natural daylight within the units. Such features are aimed at reducing the environmental footprint and enhancing operational efficiency for future tenants.
Strategically situated on Fleming Way within the Manor Royal Business District, Panattoni Park Crawley benefits from proximity to Gatwick Airport and the M23 motorway, offering excellent connectivity for distribution activities. The area is a renowned last-mile distribution hub, already hosting major companies such as Amazon, DPD, Hermes, Parcelforce, Royal Mail, UPS, Yodel, Ocado, and Tesco, making it an attractive location for logistics operations.
Panattoni Park Crawley represents the developer’s fifth mid-box development in the South East, following successes at Poyle, Burgess Hill, Brighton, and Basingstoke. These developments are part of Panattoni’s broader strategy to speculatively build in markets where demand exceeds supply. As noted by Panattoni’s Development Director, David McGougan, “This development is in line with our strategy to speculatively develop in undersupplied markets, and Crawley provides occupiers with an excellent base to service London and south east markets.”
The outlook for the mid-box market remains optimistic, attributed to a growing preference among occupiers for high-quality, modern spaces over older, outdated facilities. This shift is driven by the need for efficient and sustainable logistics operations capable of meeting contemporary business demands.
Panattoni’s strategic expansion into Crawley is poised to bolster logistics capabilities in the South East, providing modern, sustainable solutions in an undersupplied market.
