McLaren Construction has commenced a notable project on Plot 3 of the Matrix 49 mixed-use industrial park located in Avonmouth, Bristol. This ambitious £22 million development involves transforming a substantial 13-acre segment of the larger 65-acre site, aiming to enhance the region’s industrial infrastructure. The construction involves a substantial building initiative featuring a 219,660 square foot warehouse and 11,365 square feet dedicated to office space, alongside a control tower and a gatehouse. This speculative project is designed to cater to future client needs, providing sustainable facilities for businesses committed to achieving net-zero targets.
One of the unique challenges faced during this development is the management of the site’s complex ground conditions and water management issues. The project also includes the diversion of existing rhynes, or watercourses, and the installation of a suspended ground floor slab, showcasing McLaren’s innovative approach to overcoming environmental challenges.
Moreover, McLaren’s detailed preparation involved archaeological investigations and extensive clearance works. These initial steps required the removal of existing topsoil, vegetation, and the importation of clean, inert material to raise site levels efficiently. These preparatory actions underscore the company’s commitment to meticulous planning and execution.
In the words of Gary Cramp, managing director of McLaren Construction Midlands & North, “The development includes unique elements, which the team are well equipped for.” Cramp’s statement reflects confidence in McLaren’s strategic approach to the construction challenges posed by the site’s specific conditions.
The project’s timeline spans approximately 42 weeks, during which time the infrastructure and building phases will proceed concurrently. Once completed, the development will provide over 200 parking spaces for cars and HGVs, complete with loading docks, ensuring comprehensive logistical support for future enterprises.
Upon completion, this project will deliver modern, eco-friendly facilities to meet the growing demands of forward-thinking businesses.
