French builder Legendre UK has become the main contractor for a new office scheme in Parsons Green, London, following a successful single-stage tender process. This 46,000 square foot development, meticulously designed by TateHindle architects, aims to transform 14-16 Peterborough Road into a modern commercial hub. It is being realised in partnership with developer WRE and joint venture partner Taurus UK.
The development is set to offer six floors of versatile office and amenity space, extending from the basement up to the fourth floor. Among its features are accessible roof terraces on the third and fourth floors, adorned with plant installations on levels two to four. These design elements align with a commitment to flexible urban office environments.
Significantly, the building will be completed to a Category A specification, integrating advanced environmental technology through the use of air source heat pumps and solar panels. This sustainable approach reflects the industry’s shift towards eco-friendly and energy-efficient construction.
The project entails the demolition of the current office block on site while preserving existing party walls, with aspirations to achieve a BREEAM Excellent rating. This demonstrates a rigorous commitment to high environmental standards and sustainable building practices.
Since establishing a presence in London in 2015, Legendre has primarily operated as a contractor; however, it is now increasingly involved as a co-investor. Nicolas Swiderski, who joined Legendre UK last autumn, spearheads property development initiatives. As part of its evolving business model, Legendre has invested in this project, embodying a strategic shift towards broader development roles.
Having commenced work this month, the renovation is scheduled for completion by the summer of 2026. Structural engineering input is being provided by Elliott Wood, with Exigere as the quantity surveyor and B&CO managing the project. These collaborations ensure a multifaceted approach to project execution, integrating expertise from various key stakeholders.
Thomas Vandecasteele, managing director of Legendre UK, emphasised that this project reinforces their expertise in complex commercial undertakings across London. He highlighted their strengthened co-investment strategy which began with developments in Dockley Road and Sheepcote Road, underscoring the added value brought by their dual role as contractor and investor.
In expressing enthusiasm for the project, Head of Pre-construction, Tanguy Guerer, noted the positive reception of their value engineering proposals by WRE, which are designed to maximise cost efficiency in conjunction with delivering a high-quality outcome.
