The Salford City Council is on the verge of approving a transformative housing project by Lovell Partnerships and SP+. The proposed development will see the establishment of 485 new homes strategically located between Churchill Way and Liverpool Street. As this development seeks official approval this week, it signals a substantial shift towards enhancing local infrastructure and quality of life.
The developers have outlined plans not only for residential buildings but also for significant enhancements to Clarendon Park. Amidst former 1960s residential areas, the park is set for a comprehensive upgrade, featuring new play areas, a skate park, and allotments aimed at revitalising community engagement. Notably, the roads and footpaths, described as poorly maintained, will also undergo significant improvements, aligning the area’s aesthetic and functional standards with modern expectations.
Once a focus of 1960s development now largely demolished, the site will see the remaining structures on Holcombe Close cleared to make room for the new. The housing estate is designed to include a mix of two, three, and four-bedroom houses, complemented by one and two-bedroom apartments. Importantly, 30% of these homes are designated as ‘affordable’, targeting a broad market by being priced below standard market rates.
Integral to the estate’s design is a focus on accessibility and community resources. The development includes over 600 parking spaces, split between on-plot, off-plot, and unallocated spaces, ensuring adequate provision for both residents and visitors. Additionally, a portion of the apartment complexes will cater specifically to residents over the age of 55, adding a layer of supportive living within the community.
This housing project forms a segment of a larger, ambitious regeneration scheme in the Pendleton area, which targets the creation of over 1,000 new homes.
