In a strategic move, Harworth Group has successfully obtained outline planning consent from the Amber Valley Council for a large-scale development at the Cinderhill site in Derbyshire. This approval marks a pivotal step forward for Harworth Group, allowing them to advance with plans that include a 1.5 million square feet industrial and logistics hub coupled with up to 300 residential homes.
The Cinderhill site, historically utilised for industrial purposes such as an iron foundry and open-cast coal extraction, is strategically positioned adjacent to the A38, providing logistical advantages. The development plan details comprehensive land remediation and the installation of top-tier infrastructure aimed at supporting the construction of Grade A commercial units, which represents a significant investment in the local economy.
The transformation of Cinderhill is set to create over 1,000 new jobs, contributing to the economic growth of the region. The development is designed with sustainability at its core, featuring enhanced connectivity through cycle paths, footways, and accessible bus routes, thereby integrating modern infrastructure with environmental considerations.
Lynda Shillaw, Chief Executive of Harworth Group, expressed that receiving planning permission is a “significant milestone,” due to the site’s complexity and the extensive collaboration with various stakeholders required to bring the project to fruition. She emphasised Harworth’s track record in securing planning approvals and developing former industrial lands, highlighting the company’s specialised skillset.
This development underscores Harworth Group’s continuous commitment to providing high-quality, sustainable development solutions in regions with strong demand for serviced land products. The anticipated logistics and housing development speaks to the region’s robust manufacturing and logistics base, ensuring that the new site will mesh well with the existing economic landscape.
This project reaffirms Harworth Group’s role as a key player in industrial regeneration and sustainable development.
