The Guinness Partnership is embarking on an ambitious £1bn framework set to span 15 years, indicating a significant commitment to enhancing and maintaining its vast portfolio of 70,000 properties. Covering a broad geographical area, the framework is divided among several regions: Northwest and Greater Manchester with a value of £320m for 20,000 properties, Yorkshire, Humberside, and the East Midlands valued at £155m for 11,000 properties, Home Counties with £110m for 9,000 properties, Southeast & Coast and Greater London at £260m for 19,000 properties, and Southwest also at £260m for 11,000 properties. Each region is set to benefit from dedicated resources aimed at addressing specific housing requirements.
Contractors will be expected to undertake a variety of tasks, which include crucial interventions such as kitchen and bathroom replacements, roofing repairs and renewals, electrical upgrades, as well as both external and internal decorations. More complex works such as structural repairs, window replacements, decarbonisation, sustainability, and retrofitting will also be key components of the programme.
Additionally, the works will address disrepair issues, execute large reactive repairs, manage major voids, and ensure building and fire safety standards are met. The properties encompass a mixture of general needs housing, supported living arrangements, and leasehold/shared ownership models, creating a diverse and demanding workload for appointed contractors.
