Set along the River Thames in Fulham, a £300m development is poised to transform Albert & Swedish Wharf, marking the beginning of construction early next year. Henley Investment Management has successfully secured a financial partner, which coincides with the acquisition of the land. This pivotal step allows the redevelopment of one of the final undeveloped riverside parcels in the area.
The ambitious plan includes a 55,000 square foot logistics facility designed for last mile delivery efficiency, paired with a residential complex featuring 276 apartments. In step with contemporary urban planning, 35% of these homes are designated as affordable, spanning from studios to four-bedroom units, integrating diverse living solutions.
The development not only adheres to but exceeds environmental expectations, integrating sustainable practices intended to relieve urban congestion and minimise pollution by utilising the River Thames for lighter freight movement. This approach aligns with broader urban sustainability goals, transforming this section of the riverside while maintaining historical pathways such as the Thames Path.
Planning consent from the London Borough of Hammersmith and Fulham has been obtained, ensuring all regulatory compliances are met. Key collaborations include EPR Architects, Buro Four as project manager, WSP as structural engineer, and Hilson Moran as services engineer, each bringing specialised expertise to ensure the project’s success.
Henley Investment Management’s CEO, Ian Rickwood, emphasises the strategic importance of this development in providing essential residential and commercial spaces that meet the city’s growing demand. He asserts, ‘London is crying out for both sustainable new homes and employment space in prime locations, and this development boldly ticks all these boxes.’
The Fulham Wharf project represents a cornerstone in redeveloping urban spaces, aligning with sustainable growth practices while enhancing community infrastructure.
