In a major development initiative, Downing has presented detailed plans to transform a brownfield site along the South Circular in Wandsworth. This effort is directed towards creating student accommodation through the construction of two towering blocks. Set to rise ten storeys each, these buildings are designed to accommodate 434 students, aiming to address the local demand for educational housing.
The project includes a significant commitment to affordability, with Downing pledging that 35% of the total accommodation will be offered at reduced rates. This measure is part of a broader strategy to increase affordable housing options in the area, reflecting a critical need within the current housing market.
Moreover, a substantial portion of the residential units, precisely 51%, is secured through a nomination agreement with a local university. This agreement not only guarantees a steady influx of students but also strengthens the relationship between educational institutions and residential providers.
Beyond student housing, the development promises to invigorate the local economy with the addition of nine commercial units. Furthermore, it proposes more than 12,000 square feet of Class E light industrial space, supporting diverse business opportunities and contributing to the area’s commercial vitality.
This development is integrally linked to Wandsworth’s local plan, which emphasises mixed-use redevelopment. This focus ensures that the site, known as the ‘Gasholder Site, Armoury Way’, plays a pivotal role in the borough’s strategic housing and economic plans.
The proposal by Downing marks a noteworthy step in meeting both housing and economic needs within Wandsworth.
