B&M Retail has entered a noteworthy lease agreement with real estate investor Cain International for a major facility in Ellesmere Port. This ten-year lease stands as one of the most significant logistics deals within the United Kingdom in recent times. It underscores B&M’s commitment to expanding its logistics capabilities, especially in managing and distributing inbound containers efficiently.
The decision to establish operations in Ellesmere Port is strategically motivated by the site’s proximity to essential transport hubs. These include the Manchester Ship Canal, the Port of Liverpool, and several key motorways, which collectively facilitate seamless logistics operations.
The new facility, known as Link 674, spans an impressive 674,265 square feet and is a model of sustainability. It incorporates advanced energy-efficient designs, solar panels, rainwater harvesting systems, and utilises recycled materials, reflecting modern eco-conscious construction practices.
Firethorn Trust is responsible for managing this state-of-the-art site on behalf of Cain International. A B&M Retail representative emphasised that Link 674 would bolster the company’s capacity to support its expanding store network across the UK. The facility is set to operate as a central hub for managing inbound containers and optimising the operational efficacy of the company’s five existing distribution centres.
Cain International’s Senior Vice President, Tim Brazier, remarked on the partnership’s strength, highlighting the importance of strategically positioned and well-designed assets that meet the demands of forward-thinking companies. Similarly, James Sanders from Firethorn Trust reiterated the site’s significance, noting its appeal to high-calibre tenants like B&M Retail and the robust management strategies that underpin its operations.
Legal and real estate advisory services were provided by B8 Real Estate, CBRE, and Moriarty & Co. for Cain and Firethorn Trust, with Simmons & Simmons offering legal advice. B&M was represented by Savills, with additional guidance from Gordons LLP. An adjacent unit, Link 114, remains available for immediate occupation.
