Caddick Construction has been appointed as the main contractor by MSV Housing Group for a new residential scheme targeting the over-55s demographic in Chorlton, Lancashire. This project marks an important stride in addressing the growing need for age-friendly living solutions. The development comprises two five-storey buildings situated on the former Chorlton Baths site, off Manchester Road, demonstrating strategic use of available space.
Spanning an impressive £14 million, the endeavour is a testament to the cooperative efforts by key players such as Manchester City Council, Greater Manchester Combined Authority, and Homes England. The financial backing from these entities ensures that the development will cater to the community’s needs efficiently.
Out of the 50 apartments planned, 40 are designated for affordable rent, with a breakdown of 30 single-bedroom and 10 two-bedroom homes. Additionally, the scheme includes seven shared ownership homes to be sold, alongside three neighbourhood apartments leased to Manchester City Council. This distribution highlights a multifaceted approach to housing, catering to varying resident needs.
Designed by HAPPI (Housing our Ageing Population Panel for Innovation), the project’s completion is anticipated for 2026. This design integrates necessary modern amenities, emphasising comfort and accessibility for older residents. Caddick’s role encompasses extensive external works, promising facilities such as a central courtyard and landscaped gardens, alongside essential infrastructure like parking and bicycle storage.
Dave Saville, regional managing director for Caddick Construction North West, highlighted the company’s proficiency in delivering extra care facilities across the northwest. He expressed enthusiasm for extending their expertise to the Chorlton area, referencing successful projects like Sandalwood Drive in Wigan and Lancaster’s premier extra care facility. This model of specialist housing is increasingly essential given the demographic trends among the over-55s.
Charlie Norman, MSV Housing’s chief executive, praised the development’s establishment and the partnership with Manchester City Council. He underscored the importance of such projects in providing safe and adequate housing for an ageing population, noting the proximity to essential amenities as a key benefit.
