Plans for a transformative £10bn development at Earls Court have been submitted, promising to reshape west London.

Plans are now firmly in place for an expansive £10bn mixed-use regeneration project at London’s Earls Court. If approved, this initiative, spearheaded by The Earls Court Development Company (ECDC), will create a new hub within west London, focusing on residential, commercial, and cultural developments. This project, spanning over a 700,000 square metre area, aims to deliver an impressive 4,000 homes and 230,000 square metres of workspace, setting a new benchmark in urban regeneration.
The construction phase is expected to begin by the close of 2026, marking the start of a multi-decade endeavour that will reshape the former site of the Earls Court Exhibition Centre. The ambitious timeline anticipates a phased completion, running from 2030 through to finalisation in 2041. With its expansive scope, the Earls Court plans eclipse those of its original developer, Capco, by a notable margin, transitioning from 1,000 proposed homes on a 120,000 square metre site to the current vision of 4,000 homes.
This expansive project is not only substantial in size but also significant in scope, aiming to join the ranks of the largest construction projects in the capital alongside the £8bn Brent Cross redevelopment and the £6bn Meridian Water development. A decision on these plans is expected by next summer, upon which work will commence.
The initial phase outlines the construction of six buildings that will introduce 1,500 homes, a vibrant park, commercial buildings, a cultural venue, a community hub, a nursery, and approximately 25 shops, cafes, bars, and restaurants. Notably, this phase includes a towering 42-storey residential block comprising 278 dual aspect homes available for open-market sale, complemented by a 32-storey student accommodation facility with 696 rooms.
On an intricate 930 square metre plot, sites designated for restaurants and cafes will complement a 27-storey tower featuring 202 homes, located adjacent to a 20-storey building offering 108 homes and a ground-level nursery.
ECDC, a collaboration between Delancey, APG, and Places for London, has meticulously crafted these plans since acquiring the site in December 2019. Chief Executive Rob Heasman describes the vision as creating not just housing but a ‘place with personality’ that leverages Earls Court’s storied past to inspire its future.
