Softcat, a prominent name in IT infrastructure services, has confirmed a strategic relocation within Birmingham’s business district. The company has leased 9,000 square feet in the newly refurbished Billiards Building on Edmund Street. This significant move signals Softcat’s commitment to enhancing its operational efficiency by relocating its Birmingham staff to a more central location.
Softcat has committed to a ten-year lease agreement for the entire seventh floor of the Billiards Building, an arrangement finalised with landlord Grosvenor. This relocation from Interchange Place, another site on Edmund Street where Softcat has been since 2019, marks an important shift in their operational infrastructure within the city.
Acquired by Grosvenor in 2021, the Billiards Building has undergone extensive refurbishment costing £35 million. The upgraded facility now offers 79,000 square feet of grade A office space, along with a revamped reception area, a business lounge, a café, a gym, a yoga studio, and a communal roof terrace. Such enhancements cater to the modern corporate occupiers’ needs, looking for quality spaces with comprehensive onsite amenities.
Commercial property giants CBRE, JLL, and LSH facilitated the leasing process. Theo Holmes, senior director and head of office agency at CBRE in Birmingham, highlighted that there is a growing demand for office spaces that offer more than just traditional work environments. “Today’s corporate occupiers want and expect more from their office,” Holmes stated, pointing out the importance of bespoke facilities and sustainable credentials.
The Billiards Building’s refurbishment aligns with the increased emphasis on quality and sustainability in office environments. These developments indicate a shift in market dynamics where the quality of workspaces is increasingly seen as crucial to corporate identity and employee wellbeing.
